The market sees three clear opportunities
Fourteener basecamp
Grays & Torreys see 11,889 vehicles annually. 25–30% seek overnight accommodation. We're located at the base of the trailhead—3 miles out the back of the property. Walk to the summit trailhead in ~45 minutes, or take our shuttle service for faster access. Mount Evans, Mount Bross, and Mount Lincoln are within 30 minutes. Hot showers and hot breakfast included.
Summer hiking market
Alpine hiking season (June–Sept) brings families, guided groups, and adventure clubs. Our pod mix accommodates everything from couples to 8-person groups. Trail shuttle (May–Oct) gets you to the peak by sunrise.
Van-life basecamp
Road-trip travelers, outdoor educators, and adventure groups need mountain lodging that doesn't require RV hookups. Our mix of pods and Plan B RV pads serves every party size and budget.
Winter ski corridor
Access five world-class ski resorts: Loveland (8 min), Arapahoe Basin (25 min), Keystone (30 min), Copper Mountain (30 min), and Breckenridge (40 min) — 3M+ annual visits. Zero year-round RV hookups between Denver and Breck. We're the only full-service overnight option on I-70 in December–March.
Apres-ski & basecamp
Ski resort staff, weekend warriors, and families on pass need affordable winter lodging near the resorts. Our Plan B RV pads with electric hookups let you stay warm overnight; Plan A pods offer hotel-like comfort post-powder.

Top hats, steam, and a yes on the Georgetown Loop
Our founder is English, with a lifelong love of top hats and steam railways. A proposal aboard the Georgetown Loop Railroad — and the yes that followed — settled where the first camp belongs: right here, in the valley the old steam line still climbs.
"Grays Peak BaseCamp" honors the 14,000-foot peaks visible from site — Grays and Torreys — where thousands of visitors annually seek rest, resupply, and mountain hospitality.
